Epoxy Flooring in Flowing Wells, AZ

Casas Adobes Epoxy Pros installs garage, interior, and patio coatings for homes throughout Flowing Wells, an established Pima County community that sits right next to Casas Adobes.

Flowing Wells has an older housing stock than a lot of the newer builds further north. That’s not a knock on the neighborhood. It’s just a fact that changes how a coating job goes. Slabs poured decades ago have had more time to shift, crack, and settle than concrete from the last ten years.

We see it on nearly every estimate call here. Hairline cracks running corner to corner. Pitted spots near the garage door track. A few low areas where water pools after rain.

Why Flowing Wells slabs need extra prep

Older concrete isn’t automatically bad concrete. It’s just concrete that’s had more time to move. Heat cycling in the Tucson area, year after year, opens up small cracks that don’t look like much until you try to coat over them. An epoxy or polyaspartic system applied straight over a cracked slab will crack right along with it within a season or two.

That’s why a Flowing Wells estimate almost always includes a look at crack repair and leveling, not just the finish coat. We route and fill cracks before anything else happens. If the slab has settled unevenly, we talk through whether a self-leveling pour makes sense before the base coat goes down. Skipping that step to save money upfront is the most common reason we get called back to redo someone else’s work.

Mature trees and established landscaping shade a lot of Flowing Wells driveways and side yards compared to some of the newer, more exposed subdivisions nearby. Less direct sun on the slab year-round, which helps, but it doesn’t stop concrete from moving as the ground shifts underneath it. We still see the same cracking patterns on shaded slabs that we see on ones baking in full sun all day. Prep work doesn’t get skipped just because a garage faces north.

A lot of these homes were built with simple attached carports or single-car garages that got converted or expanded over the years. That history matters on an estimate call. A slab that’s been patched, poured over, or tied into an addition at some point usually has a seam or a transition line that needs attention before coating, not after.

Serving homeowners in Flowing Wells

Because Flowing Wells sits directly next to Casas Adobes, we run crews through both areas on the same route most weeks. That means scheduling flexibility and no special trip fee tacked onto a Flowing Wells address.

The jobs we see most here are garage floor coatings on older two-car garages, usually paired with crack repair or minor leveling work. Patio coatings come up less often than in the more exposed desert-adjacent neighborhoods, but when they do, it’s usually a cracked concrete patio that’s been patched one too many times and needs a proper seal instead.

We also serve nearby Tucson Mountains, Oro Valley, and Marana from the same base, so if you’ve got family or neighbors in those areas, the same crew and the same written-estimate process applies.
